Don't get caught out by new granny flats exemptions

You could save tens of thousands of dollars by checking in with the Council before you build your new granny flat.

The Government introduced the ‘granny flats exemption’ in January, making it simpler to build new detached minor residential units (DMRUs) for residential use if certain requirements are met.

The exemption means no resource consent from the Council is needed to build on an area of up to 70 square metres on your land.

But the Council’s Head of Building Consenting Steffan Thomas says he doesn’t want people to be caught out thinking that no rules apply at all.

“If you’re thinking about making the most of the new exemptions, remember you still have to meet certain codes, and we can help you do that.

“Our teams can save you a lot of money in the long run. We won’t go looking, but if there are complaints lodged, we are obligated to investigate and find out.

“We could potentially then fine you or ask you to get the building up to code. Bring us in early to help you get the best result,” he says.

The best way to ensure the Council is onboard with your project is by requesting a Project Information Memorandum (PIM).

That will give you an idea if your project meets the approved guidance.
